Finding the right new home builder can be a challenge often because the contracts are not worth the paper they are printed on. There are repeated stories of companies going broke so the house is never finished or the material is seized to compensate others. Then there are the companies that promise to have you in your new home within 6 to 9 months but a year later you are still waiting for the roof to be put back on and wondering how much more water damage the frame can stand before it rots away to nothing. All of these reasons are a major worry for the new home buyer unless they are purchasing a display home or kit home but even so these can still be traps for the unsuspecting buyer.

The planning and purchase of a new home should be a joyous occasion for the people intending to live in it or use it as an investment. Many people invest a lot of time and money in this type of venture just to be let down and often ripped off. After the housing boom in the early 2000s many new home builder companies began to struggle with the work load and houses were not being built to specific specifications. Corners were being cut and often bad building, shoddy electrical wiring and poor plumbing was installed to save the builder time so they could move onto the next job. This was a crippling factor for both parties as the owners constantly had to get repairs and the builders were forking out more money to finish half completed jobs. The best advice to give a people interested in building a new home is to find a reputable house builder that has good references and houses that can be inspected and then get a lawyer to go over the contract with you. If need be change the contract to suit what you think is an appropriate contract.
