New Home Builder Tax Credit

Homebuilders are still rejoicing in the new home builder tax credit that has been provided by the United States. This tax credit is applicable when new home builders take measures to ensure that they are building energy-efficient homes that will not only place less of a strain on the energy grid, but will also be much better for the environment.

What New Homes Qualify

In order to be considered energy efficient enough to be eligible for the new home builder tax credit, new homes must have an energy efficiency rating of over 50% than those of the Energy Star Rating, a rating system that was implemented in 2004. This percentage applies to site built homes. However, manufactured homes also have regulations in order to be eligible. These regulations are 30% over the Energy Star Rating. Manufactured homes built only after 2005 are also the only homes that will qualify for the tax credit.

How Much of a Tax Credit Can New Home Builders Expect?

If the new homes are proven to be eligible for the new home builder tax credit, homebuilders can expect a credit of up to $2,000 for every energy-efficient home sold on their income taxes. This of course, means that this credit would go towards any income tax money owing on the part of the homebuilders, and could mean significant savings in income taxes for those homebuilders.

Now is the best time to get building a new house. With the global economic downturn affecting everyone including all the building trades, smaller builders have to lower their running costs in order to stay competitive with the larger companies. The downturn will not last forever and a lot of people, who have money on hand, are building investment properties. With rental properties becoming increasingly difficult to find, medium to high density living is becoming more popular and the idea of putting more than one house or several units is becoming very popular. On a ¼ acre block a demolished house can make way for 2, 4 or 6 units and with the lower prices being offered for building products and skilled and unskilled labour, this idea is becoming more popular.

Maybe the prospect of making a tree change and moving to a rural area may be a good idea if you would like to have a less stressful life. The price rises of rural properties has lagged behind city prices as more people move into larger metropolitan areas. Imagine having a brand new 4 bedroom house on 1 acre at the same price as some old 2 bedroom house in the city with no room for any sort of outdoor activities. Again, the lower prices of materials and labour plus the cheaper rural land prices make this a real possibility. For people on a very tight budget maybe the idea of a pre-fabricated house may be the way to go. This offers the buyer a brand new “Off the shelf” house that can be placed on a vacant block of land with only minimal preparation, this also has the advantage of being picked up and moved if you want to move to a different block latter. The transportation cost of the moving these kinds of houses is relatively low and being able to build a house in a big warehouse brings the price down again.

With all of the fuss about the recession and the rising cost of petrol and other transported goods there has been a slight slump in the new home builder companies which are not taking on as many building jobs as they normally would each year. Some of these companies in America have gone bankrupt and folded into remission because of the lack of work they are getting as well as the extra costs of their goods and services needed to build the house. Because of the rising cost of petrol this affects many of the items used in building a house because trucks are used to carry most of the items to and from the building site. Even home removal and delivery has increased dramatically in price since the recession and the increase in fuel prices. Unfortunately for some of the American home building companies this was too much to handle and their businesses could not cope with the extra payments.

Many of the more reputable new home builders where able to survive the recession under a large amount of stress and often budget cuts. Without the budget cuts the costs would have been too much to bear for the smaller companies while the bigger companies where just trying to maximize profits by reducing their costs. This is a smart move in a recession so that the bigger companies have more stability and are in no danger of losing profit for the period of bad economic times. Different homes have different cost which were all needed to be reduced by the home builders while the home owners did not see any relief in the price of the buildings but where more likely to see the price increase by at least two to five percent from the year 2007. Some homes have increased in significantly large proportions compared to the smaller increases of five percent.

Since the rise and fall of the economy there has been a rapid increase in new home building companies getting business from people wanting to buy during the good times. In Australia there is a $21,000 new home buyers grant for people looking to purchase a new home while in smaller countries like New Zealand the industry is still building around $10 billion dollars in housing for the country which keeps hundreds of thousands of trade’s people in work. You will find that most of the new home builders are all equally as good as each other depending on the type of home that you want to purchase.

There are dozens of different varieties of homes such as the kit homes that you can buy and erect yourself or pay the builders to do it. Some of these have bad reputations while others are said to be the bee’s knees in cheap and affordable kit homes. If you are looking to get a home loan however you might like to know that many of the banks will not give you a loan if you are buying a kit home. The trick to getting around this is to tell the bank that you are buying a modular home which is perfectly ok as part of the home loan application.

Real homes of brick and wood are still being built rapidly every day. Some of these houses have not made the grade for the building inspectors which you will often see on the current affairs TV shows and other shows about dodgy dealers. For a quality home which is assured you need to have them built by a certified master builder however this often more because of their trade reputation cost.

People always want the best of everything when it comes to building a new home but there are certain parts of getting what you want that will cost you the big dollars. Finding the right new home builder can be a challenge often because the contracts are not worth the paper they are printed on. There are repeated stories of companies going broke so the house is never finished or the material is seized to compensate others. Then there are the companies that promise to have you in your new home within 6 to 9 months but a year later you are still waiting for the roof to be put back on and wondering how much more water damage the frame can stand before it rots away to nothing. All of these reasons are a major worry for the new home buyer unless they are purchasing a display home or kit home but even so these can still be traps for the unsuspecting buyer.

The planning and purchase of a new home should be a joyous occasion for the people intending to live in it or use it as an investment. Many people invest a lot of time and money in this type of venture just to be let down and often ripped off. I don’t think that I need to remind you that the economy has been in a bad place over the course of the last two years. In addition to seeing news about the weakened economy on a daily basis when you open a newspaper or turn on your television, the other reason that you are probably all too aware of what has happened to the economy is because there is a good chance that it has had a personal impact on you. One opportunity that may exist is to build a new home for a highly reduced cost. Because things have slowed down so much, new home builders are struggling just like anyone else, so there is a good chance that you can bargain with a new home builder to get a new home constructed at a significantly lower price than it would cost you if the economy was doing well and new home builders were swamped with work.
